If you would rent a property here in Thailand there is no need for immediate concerns regarding complicated rental contracts or other important restrictions or procedures.
The required paper-works and documentation will be provided through us once we have found you a suitable accommodation that suits your needs and satisfies your budget-terms.
You will not pay us for our efforts: We work on a so called
"no-cure no-pay" bases for our tenants.
The normal rental payment-terms would cover 1 month rent in advance and 2 months as a security-deposit.
Before you would start your rental term you would pay a total sum of 3 months.
Possible additional costs for gardening, swimming pool maintanance, cleaning etc. could either be incorporated in the rental fee or not. That will depend on the terms as set by your land-lord. Costs for electricity, gas, water, TV and telephone are normally additional and should be paid by the tenant.
After your rental term is expired an inspection of the property would take place and then will be decided whether a full refund can be made of your security deposit (2-months). Often a retainer of 1 month will be held for at least 30 days until all final utility bills are received; deductable from your security deposit.
